By Best Area To Stay In editorial desk ·
The short answer
Choose Old Town for historic-centre days, Lapad Bay for a promenade base, Babin Kuk for hotel and pool plans, or Gruž for bus and ferry arrivals. Check the last hotel leg.
These Dubrovnik hotel areas use four named properties rather than a broad claim that one district suits everyone. The room and arrival facts come from the linked owners and operators. The best-fit labels are our judgment. Read the main compromise beside the appeal, then compare the journeys you will repeat during the stay.
Old Town brings a pedestrian arrival and a room-window choice. Lapad Bay separates promenade time from Old Town trips. Babin Kuk needs a pool-season check. Gruž puts the main bus station and ferry setting into the decision.

Choose where to stay in Dubrovnik by the part of the visit you want to make easy. Old Town puts the historic setting first. Lapad Bay offers a bay and promenade base. Babin Kuk suits a hotel-led stay, while Gruž gives bus and ferry plans a clear reference. We compare one hotel in each, with the room and arrival details that can change the choice.
Start with Old Town for days focused there, provided a pedestrian-zone arrival suits you. Compare Lapad Bay for a promenade stay and Babin Kuk for a pool-led hotel holiday. Choose Gruž when bus or ferry plans drive the trip. Then check the exact room: skylights, sea views and seasonal pools do not belong to every category or date.
Old Town is our first comparison when most of your plans centre on the historic streets. The checked address is The Pucić Palace at Od Puča 1. Its owner places the hotel by Gundulić Square. Choose this setting if you want to return here between plans. Hotels sold as Dubrovnik can be in very different places.
The hotel sits in the pedestrian zone. Its services page describes a driver drop-off followed by porter help for the last leg. Agree the meeting point before you arrive. A car transfer to Old Town may still end away from the guest door. Bags and personal access needs belong in that discussion.
Room windows are a meaningful choice here. Classic rooms have skylights set among wooden beams. Deluxe rooms have a different outlook towards the square and city sights. Choose the category on sale, not the most appealing photograph from the whole hotel. A skylight can suit a short stay but will not give the same street-facing outlook.
The owner also offers access to Banje Beach by request and prior booking, with an extra fee. Do not treat that as an included beach facility attached to every room. If beach time matters each day, compare the actual arrangements with a Lapad base. Decide whether the Old Town setting is worth the separate beach plan for your dates.
An Old Town room and a room outside the walls can serve very different days. Compare where you will start and end most evenings. Then check how you will reach the airport bus or an onward ferry. The appeal of the historic setting is clear, but it does not remove the need for a separate journey to Gruž.
Compare Lapad Bay when the setting near the hotel matters as much as the historic-centre visits. Hotel Kompas Dubrovnik gives this choice a real address on Kardinala Stepinca. The owner describes its Lapad Bay location by the Uvala promenade. This is a different base from sleeping in Old Town, even though both appear in a Dubrovnik hotel search.
Think about how many days you want to spend near the bay and how many you want to begin elsewhere. A base here can work well if you plan to return often. If every morning starts in Old Town, compare the repeated travel before choosing. The airport arrival is only one journey; the journeys through the rest of the stay also count.
The owner's wellness page lists an indoor freshwater pool. That is a specific feature to compare if you expect time indoors. It does not settle the opening conditions or access rules for your stay. Ask the hotel if a pool is key to the trip. A pool photograph alone cannot establish when you may use it.
Check the precise room and view category before paying. A bay hotel can show wide sea views in its photos. Those views may not come with every room. Keep the selected room name with your reservation. If the outlook decides whether this base is worth choosing, ask the hotel to confirm it for that category.
The map uses the hotel building as a reference. Its promenade-side record does not replace the owner's guest address. Ask where a driver should stop and which door to use with bags. A dot near the water is not a route to the door. Stairs or a longer walk may change the choice.
Babin Kuk is our comparison for a stay shaped around the hotel and its facilities. Valamar Lacroma gives the area a checked address on Iva Dulčića. Its owner places it on the Babin Kuk peninsula. Choose it if you want to spend much of the stay there. Then test the trips to places elsewhere on your plan.
Pool season is the first detail to settle. At our October 2026 check, the current owner page described the outdoor pools as operating from spring to autumn. That is not a promise for every date within those seasons. Ask about your exact stay and any planned closure. A hotel may list an outdoor pool even when it is closed.
The owner also lists an indoor pool separately. Keep the two facilities distinct when you ask about access. If the outdoor pool is unavailable, an indoor option may still suit some plans, but it does not deliver the same holiday. Check the terms for each guest. A broad pool filter does not settle this.
The current page places the water slides at nearby Valamar Tirena Hotel. They should not be read as slides beside Lacroma's own pool. If those slides decide the family booking, ask about access for Lacroma guests and the actual route between the properties. The same brand and nearby setting do not prove access.
A hotel-led base still needs an arrival and a daily plan. Compare Babin Kuk with Lapad if you expect regular promenade time, and with Old Town if most outings begin there. The better fit depends on where you want to spend the hours between outings. If you will be out all day, think about how much you will use the pool.
Choose Gruž when the main bus station or ferry terminal has a real role in the trip. Berkeley Hotel at Ulica Andrije Hebranga 116A gives the area a checked hotel choice. The owner gives airport-bus directions through Gruž. It also places the hotel near the main ferry terminal. Check the full route for your actual service.
Read the port on your ferry ticket. Gruž and Old Town harbour are different places, so a broad harbour description is not enough. Confirm the berth or terminal before choosing the final hotel transfer. A transport-led base is useful when it matches the service you will use; it can lose its purpose if you choose it for the wrong departure point.
Berkeley's current Double Room with Balcony gives a clear room option to compare. The owner describes a king bed or two single beds, a private balcony and a bathroom with a shower. Confirm the bed setup you need. A balcony is not a sea-view promise, and the room list has separate view categories. Save the exact category rather than only the hotel name.
Do not rely on old kitchen or apartment claims from another source. The current room page is the evidence used here. If you need to cook, ask about the exact room before you pay. Ask what the room has now. An old property label may no longer fit.
Gruž can be a practical first or last stop when transport shapes the day. For a longer visit, compare the daily journey to the places you want to spend time. One convenient ferry departure does not automatically decide every night. You may prefer the same base throughout, but make that choice with the whole itinerary in view.
The map uses licensed OpenStreetMap locations to compare the four hotel buildings and the main bus station in Gruž. For Kompas, use the hotel’s Kardinala Stepinca address and entrance instructions. Plan the streets, station bay and final guest approach separately, as the markers do not give walking routes or times.
Open the map at full size. Original point map from cited coordinates, checked October 2026. No street map or route geometry is reused.
Compare each area through its guest street and room, plus specific facilities. Information was checked in October 2026. Confirm the exact category for your dates and keep the drawbacks beside the benefits. Use the booking checklist below to record the beds and access, plus arrival details together.
The Pucić Palace
Best for: Historic-centre plans with the room outlook chosen deliberately.
Location: Od Puča 1, 20000 Dubrovnik
Official evidence: The owner separates skylight Classic rooms from Deluxe square views.
Trade-off: The pedestrian-zone last leg needs an agreed meeting point and luggage plan.
Before booking: Confirm the exact room windows, porter meeting point and any transfer charges.
Dubrovnik arrivals: Ploče Gate, Gruž and the final pedestrian leg
The Platanus airport shuttle is an official operator choice to compare. At our October 2026 check, its route from the airport described Ploče Gate and the main bus station in Gruž as city stops. These are distinct arrivals. Choose by the actual hotel and final leg, not simply by the word Dubrovnik on a transfer result.
For The Pucić Palace, agree the pedestrian-zone handover with the hotel. Its services page describes porter help after the driver drop-off. Ask where to meet, what help is arranged and whether charges apply. Do not assume an airport bus stop or taxi drop-off is the same place as the guest entrance. Save the instructions before you travel.
For Berkeley, read the owner's Gruž arrival directions alongside the current shuttle details. The main bus station is the relevant area reference, rather than taking the Old Town stop and planning from there by habit. Check the last leg to Andrije Hebranga 116A. An area match is useful, but the journey still needs to end at the right door.
For Lapad Bay and Babin Kuk, compare the full airport-to-hotel journey. Use Libertas for the local bus route on the travel date, or confirm another transfer with the hotel. We do not attach a fixed bus number or travel time to every stay. The correct local connection depends on the arrival point and the actual hotel address.
Check the airport return separately. A service may use different stops on the way back. Read the operator's current departure instructions for the date and required flight, rather than reversing the arrival route from memory. Allow for the trip from the hotel to the stop. Bags may change how you can travel.
For a ferry, use the actual ticket and departure terminal. Gruž is the main port setting used in this comparison; Old Town harbour is a different place. Confirm the current berth and boarding instructions with the operator. First check which port the service uses. Then choose a nearby hotel.
Dubrovnik bases for first visits, pool days and onward journeys
For a first visit, begin with the places you want to revisit during the day. If Old Town is the main focus, compare the convenience of a room there with the pedestrian arrival. If you want time by the bay between outings, Lapad may fit better. The best area to stay in Dubrovnik depends on those plans. There is no single centre point that suits every trip.
For a pool-led trip, Babin Kuk deserves a separate comparison. Write down the facility that matters: outdoor pool, indoor pool or water slides. Then check where it is and whether it is open to your guests on the chosen dates. A hotel feature list can mix places and seasons. The precise feature is more useful than the broad resort impression.
For a family or shared room, start with the actual beds and guest count. Berkeley's king-or-twin option illustrates why the category needs a direct check. A balcony or pool does not settle the beds you need. If a child needs a particular arrangement, obtain that answer before paying for a rate that is hard to change.
For an onward ferry or bus, Gruž can make a clear first comparison. Check the actual departure against the hotel address, then weigh that transport day against the rest of the visit. Staying near the useful terminal can be worth it for some trips. It should not become the default solely because the airport shuttle ends in the same broad area.
For access needs, ask each hotel about the full arrival and the exact room. The Old Town porter plan, a promenade-side building point and a station-area hotel all leave different details to settle. Ask about the door and any steps that affect your party. A relative-position map cannot confirm a step-free route or an accessible bathroom.
Before you choose a room
Choose Old Town, Lapad Bay, Babin Kuk or Gruž by the days you will repeat.
Save the hotel name, street number and actual guest entrance.
Confirm skylights versus street view, balcony versus sea view and the required beds.
Check the exact pool, its location and operating dates.
Agree any Old Town porter meeting point and charges before arrival.
Check the airport return stop and the actual ferry terminal separately.
Open the hotel you chose on Trip.com and check the exact room before you pay.

Where should I stay in Dubrovnik for the first time?
Start with Old Town if most days focus there and a pedestrian-zone arrival suits you. Compare Lapad Bay for a promenade setting, Babin Kuk for hotel and pool plans, or Gruž for bus and ferry journeys. Choose the actual hotel address and room category after deciding which setting fits the days you want.
Can a car drop me at The Pucić Palace door?
The owner describes an Old Town pedestrian-zone arrival with driver drop-off and porter help for the last leg. Agree the meeting point, luggage help and charges directly. Do not interpret an Old Town transfer as a promise of vehicle access to the guest door. Check the full approach if steps or distance matter to you.
Do all Pucić Palace rooms have a square view?
No. The owner's Classic category has skylights, while Deluxe rooms offer a different square-facing outlook. Confirm the exact category and windows on the booking. Public hotel photographs can show several room types, so the best view in the gallery should not set expectations for every stay.
Are the Lacroma outdoor pools and slides available all year?
Do not assume that. The current owner page describes seasonal outdoor pools, a separate indoor pool and slides at nearby Valamar Tirena. Confirm operating dates and any access terms for your party. The location and conditions of the particular facility matter more than a broad pool label.
Is Gruž the same as Old Town harbour?
No. Treat them as separate places when reading a ferry ticket or hotel description. Berkeley gives the Gruž choice in this guide. Confirm the actual terminal and berth with your operator before planning the hotel journey. A broad harbour label does not establish that a stay is near the departure you need.
Verdict: where to stay in Dubrovnik
Choose where to stay in Dubrovnik through a real address: Old Town for historic-centre days, Lapad Bay for a promenade base, Babin Kuk for hotel and pool time, or Gruž for the useful bus and ferry setting. Then confirm the details that can change the stay. Room windows, pool dates and the last pedestrian leg deserve their own checks.
