The short answer
Choose Old Town for a centre-led visit, the Hauptbahnhof side for rail plans or northern Schwabing for a different daily base and balcony-room options.
The three Munich hotel areas below use fixed addresses, rather than a broad claim that all central hotels work alike. Compare the setting first. Then check the bedroom, the final street leg and the trip home. Room outlook and station access are separate questions.
Old Town places the historic-centre setting first. The station-side option serves rail-focused plans. Northern Schwabing gives a distinct base away from that historic core. Each needs an exact room and route check.

Compare the hotel with your own Schwabing destinations
Start the choice of where to stay in Munich with your most repeated journey. Do you want the Old Town outside the hotel, a base near the main station for rail days, or time in the northern part of Schwabing? These are different ways to use the city. We compare a specific hotel in each setting, then look at the room details that can change the choice.
Choose the Altstadt, or Old Town, when the historic centre shapes your visit. Compare the Dachauer Strasse side of Hauptbahnhof when onward trains are a regular part of the trip. Choose northern Schwabing when your plans fit that setting and you want to compare a balcony or loggia room. Check the exact address and room category, then plan the airport journey for your actual date.
The Altstadt is our first comparison for a trip built around Munich's historic centre. The checked hotel is Torbräu at Tal 41, in the Isartor part of the Old Town. Use that street as your base when looking at daily plans. A centre-led stay can be a good fit when you want to return to the same part of the city between outings.
Do not choose the hotel by a landmark photo alone. Torbräu's own room table distinguishes categories with an Old Town view from those without one. Some views are request-based. If the outlook is the reason for paying more, confirm the exact category and what the hotel will commit to, rather than reading a city-view picture as a feature of every room.
The owner also says twin beds and adjoining rooms can be requested for its Standard Double category. A request is not the same as a confirmed arrangement. If separate beds or rooms beside each other decide the booking, get that point settled before payment. The same street address can work well while the available room layout does not.
Compare this base with the station side if trains drive the itinerary. One arrival and one departure may not justify shaping the whole stay around Hauptbahnhof. Repeated early trains may. Map the full journeys you will actually make, then decide whether the Old Town setting saves effort on more of the trip's days.
Choose the Hauptbahnhof side when the main railway station matters more than a historic-centre doorstep. Our checked option is ibis Muenchen City on Dachauer Strasse. It is a separate hotel on a city street, not a room within the station. Save the full name and address so that a broad ibis search does not send you to another Munich property.
Accor identifies Hauptbahnhof as the nearby rail reference. That supports a station-led comparison, but we do not turn its estimated walk into a guaranteed time. The platform and station exit affect the last leg. Your bags and the street route matter too. Look at the arrival you will use, particularly if you have a short overnight gap before another train.
This hotel's room list makes a useful distinction: courtyard-facing twin rooms have their own category. If outlook matters, compare that category directly with the other rooms on sale. It does not prove that every room is equally quiet. Ask about the actual room type rather than expecting an area-wide label to settle sleep quality.
The owner also lists a Comfort room with a sofa bed. If you are considering it for more than two people, check the current guest limit, sofa-bed setup and the space left with the bed open. A third sleeping place can meet the party's count while changing how the room works for bags and time spent indoors.
Schwabing covers more than one useful hotel setting. The Pullman address compared here lies in its northern part, near the Nordfriedhof transport reference. Do not treat that as the same doorstep as a hotel around the university or in the Old Town. Enter your actual destinations before choosing a room under a broad Schwabing search label.
Pullman Munich is worth comparing when the room is part of the stay. Accor lists categories with a balcony or loggia and separates different outlooks. That offers a more concrete reason to shortlist it than a general lifestyle label. Check which feature belongs to the category you can book; a hotel-wide description is not a promise about every room.
The owner places the hotel near the English Garden. If time in that setting matters, check the particular part of the garden and approach you want to use. A large green space has more than one access point. We do not publish a single doorstep-to-park time or use the location to claim every room has a garden view.
The airport bus operator names Schwabing/Nordfriedhof among its city stops. That gives this base an arrival option to compare without first forcing the trip through Hauptbahnhof. Check the service, stop location, travel date and final hotel leg. The bus is a transport option, not evidence that a hotel arrival is guaranteed to be quick.
This original point diagram combines the official Accor hotel coordinates with a licensed OpenStreetMap Torbräu point and a main-station anchor. It shows where the three bases sit in relation to each other. It does not draw district boundaries, streets or a route from the airport. Use the address and the current planner for the arrival you will make.

Hotel Torbräu
Best for: An Old Town base with room views and bed arrangements compared by category.
Location: Tal 41, 80331 Munich
Official evidence: The owner publishes Standard Double room details and a category-by-category view table.
Trade-off: An Old Town view and adjoining or twin rooms are not universal guaranteed features.
Before booking: Confirm the category and outlook. Get any requested bed setup or adjoining rooms confirmed too.
Munich airport and rail arrivals: check the complete journey
Start an airport arrival with Munich Airport's own transport page. It explains the rail and bus choices and carries notices about construction and replacement services. A normal route summary is not proof that a direct train runs on your date. Check the current operating notice before choosing a route or promising yourself a fixed arrival time.
For rail and local transport, enter the full hotel address in MVV. Compare the journey to Tal, Dachauer Strasse or Theodor-Dombart-Strasse, including the final walk. You do not need to send every airport journey through Hauptbahnhof. The useful stop depends on where the booked hotel sits and what is operating that day.
For the airport bus, compare the operator's Central Station and Schwabing/Nordfriedhof stops. This matters most when weighing the station-side and northern Schwabing hotels. Read the current stop and service information, including any notices about demand. A bus stop named for an area does not settle the route from that stop to the room.
For an intercity train, check which Munich station your ticket actually uses. Then plan from that arrival point to the hotel, rather than substituting Hauptbahnhof by habit. If you choose the ibis for repeated rail days, compare the hotel approach and useful station exit. Keep the return route with your booking details as well.
An early flight deserves its own plan. Enter the required airport arrival time for your date and terminal. Do not rely on a route that works for a midday landing. If a connection or final street leg does not suit your group, compare another base before paying. Location advice helps only when the actual journey fits the people making it.
Munich bases for a first visit, rail days and family rooms
For a first visit, start with the Old Town if that is where most of your plans begin. It gives the trip a clear setting. Compare the main-station side if the itinerary has repeated onward trains, then weigh those rail days against the days spent in Munich. There is no need to make one travel morning decide every night.
For a family, look past the area name to the room layout. Torbräu lists adjoining arrangements on request, while the ibis lists a Comfort room with a sofa bed. Those solve different needs. Confirm the setup for all guests, including children's ages, and decide whether separate spaces or one shared room will work better.
For a stay with more time in the room, the Pullman's balcony or loggia categories give a feature to compare. Check its category and outlook alongside the extra journeys the northern location may create for your plans. A feature can make a hotel worth choosing, but it should not hide a daily route that you will find awkward.
Maxvorstadt and districts south or east of the centre may suit different museums, work addresses or evening plans. Compare your actual destination and hotel return before choosing among these three bases. A short list helps make the trade-offs clear, while the best daily route still depends on the places you will visit.
Before you choose a room
Choose an actual hotel street, then compare the journeys you will repeat.
Check the airport's current operating notice and your exact arrival station.
Confirm bed setup, guest capacity and any adjoining-room request.
Check that the booked category has the outlook or outdoor space you want.
Read the return route and cancellation conditions before payment.
Open the hotel you chose on Trip.com and check the exact room before you pay.
This is desk research from the sources linked below, with hotel location and feature checks in October 2026. We have not stayed at or tested these hotels. The area choices express our judgment about trip fit. No price, availability, safety grade or service rating is implied.
Hotel Torbräu: Standard Double: Torbräu gives its Tal address and explains requested twin and adjoining rooms, which should be confirmed as the exact sleeping arrangement you need.
Hotel Torbräu: room comparison: Torbräu separates room outlooks by category, with some views available by request rather than guaranteed throughout the hotel.
Accor: ibis Muenchen City: Accor gives the Dachauer Strasse address and distinguishes courtyard twins from sofa-bed rooms, helping identify the correct property near Hauptbahnhof.
Accor: Pullman Munich: Accor gives Pullman's Schwabing address and separates balcony and loggia categories, which helps compare the actual room and location with central Munich options.
Munich Tourism: districts: Munich's tourism board describes the Old Town and Schwabing, helping narrow the neighbourhood choice around your planned days rather than a citywide hotel label.
Munich Airport: public transport: Munich Airport provides rail and bus options with operating notices, so check current works before choosing the connection for your arrival date.
Lufthansa Express Bus: Munich airport shuttle: The airport-bus operator identifies Central Station and northern stops, so compare the final hotel connection and current service before selecting a stop.
MVV: Munich transport planning: MVV provides date-specific local planning, which lets you check the actual airport connection and final leg to the hotel you choose.
OpenStreetMap: Hotel Torbräu location: The map shows Hotel Torbräu in Munich so you can compare locations; ask the property which entrance to use with your luggage.
OpenStreetMap: München Hauptbahnhof: This map shows the station’s position in Munich; use the transport operator’s directions to choose an exit and plan the last leg.
A dated check records what the source said at that point. It does not guarantee that the stay or route is unchanged. If you spot an error, send the page and the correction. We can then recheck the affected hotel or area, or arrival note.
Start with the Old Town if the historic centre shapes your days. Compare the Hauptbahnhof side for repeated rail journeys, or northern Schwabing if that setting fits your plans. Use the actual hotel address and a few daily routes. A broad central label cannot choose the right room or arrival for you.
Is it better to stay near Hauptbahnhof or in Munich's Old Town?
Choose according to how often the station matters. Repeated onward trains give the station side a clear purpose. One arrival and one departure may leave more value in an Old Town base. Compare the complete station-to-hotel journey and the rest of the itinerary before letting a single train decide the stay.
Which Munich hotel choice suits a family?
Compare the room arrangement first. Torbräu offers some adjoining-room arrangements on request, and ibis Muenchen City lists a Comfort category with a sofa bed. Confirm the beds for the actual party, including children of the relevant ages. Neither a family label nor an area name guarantees that the room works for your party.
Should I plan to use a train from Munich Airport?
Compare rail with the airport bus using current owner and operator notices. Construction can change the normal rail journey, while bus demand can affect waiting. Plan to the hotel address from your actual terminal on the travel date. The airport page's general route summary should not replace its current operating notice.
Verdict: where to stay in Munich
Choose where to stay in Munich by the journey and setting you want most often. Old Town suits a centre-led visit; the Hauptbahnhof side makes sense for rail-focused plans; northern Schwabing offers a different base with room features to compare. Then confirm the exact category and arrival. A view, courtyard room or balcony is useful only when it belongs to the room you will book.
